What do you charge for interior painting?
Unfortunately, home painting can’t really be priced like buying bulk rice at the grocery store. There’s endless variables and expectations to account for and these are often unforeseeable without a site visit. For the most accurate quote, it’s preferable to meet at the property to take a look and to get an idea of what the desired outcome is. Some walls are textured, some have stubborn stains, some have a lot of damage, and others have semi-gloss paint that doesn’t like to cover easily. Some folks want a high level finish while others just need to get a place ready to sell.
That being said, an accurate quote can be provided if clear, in-focus pictures and a video are provided.
For the most part, expect pricing around $2-2.50 per square foot. This includes basic surface prep and patching and sanding of any nail holes or imperfections. At this pricing we are dedicated to making your place look as good as possible. Generally, let’s call it $250 a room. Large living spaces, kitchens that open into dining rooms or large stairwells, etc are generally considered two rooms. Areas of large holes and damage are priced per job.
For ceilings, $100 per ceiling is typical.
Trim and doors are priced depending on condition and material.
For rental units and apartment turns, competitive pricing can be negotiated on par with the profitability of your deposits and turnovers. We’re happy to work with your budget the best we can.
How much for exterior painting?
Again, this always depends on the material and condition of the home as well as the expected outcome. Exterior painting and staining is generally going to cost around $3-4 per square foot of exterior surface. This includes basic surface prep and sanding as needed.
A site visit will provide the most accurate estimate.
